Although this current Wall Street Journal article does not address Oregon, many of these same market forces are also affecting us. And, many of these market forces point to the bottom of the housing slump. Here is an some excerpt:
“It is really remarkable how much where we are today looks like the bottom we’ve had in the last three cycles,” Mr. Case says. “Every time we’ve gone below a million starts, the market has cleared at that moment.”

With today’s real estate market conditions, now is a great time to buy and trade up! “What?” you may say. But when it comes to buying and selling homes, I always suggest people look at the big picture when it comes to trading up. Okay, you may not get a dreamy windfall of cash you would like for the house you are selling, but if you have equity in your current house you can use that as a down payment on a better house. And if you need a better house (one that’s bigger, nicer finishes, different neighborhood, more energy-efficient or whatever), you would be crazy not to upgrade now. You have an outstanding selection to choose from and waiting will only cost you more in the long term. Think about it.

In the last 2 weeks we sold 4 houses with a total of 6 offers. What’s going on with Bend’s real estate market? There is a foot of snow on the ground, and in some places even more? I think that the interest rate reduction has really started to nudge people to get off the fence and make a decision. The fed has said that they will not keep rates low for long due to the threat of inflation. Therefore, the window of opportunity to buy with these low interest rates may be small.
